Service Details

Yes, we repair in-unit refrigerators and common-area freezers across NYC apartment buildings. Technicians arrive in a scheduled window coordinated with your super, carry common thermostat, relay, and fan-motor parts, and complete most repairs in a single visit so the unit stays rentable.

Most refrigerator failures in rental stock trace to a small set of causes: a failed evaporator fan, an iced-over defrost system, a stuck start relay, or a door gasket that no longer seals. We diagnose the exact fault before quoting, so you are not replacing a whole appliance over a part worth a fraction of it.

Because a dead refrigerator is a habitability issue, these calls are prioritised. Every repair is documented with the fault found and the parts replaced, which is what you need for owner reporting and for the tenant record.

What This Service Includes

  • In-unit and common-area refrigeration, scheduled around tenant access
  • Sealed-system, compressor, thermostat and defrost diagnostics
  • Fault and parts documented for your work-order record
  • Coordinated with your super or doorman, COI on file
  • One invoice per building rather than per unit

Questions Property Managers Ask First

4

Can you coordinate access with the super instead of the tenant?

Yes. We schedule through whoever holds access, super, doorman, or property manager, and confirm the window so nobody is waiting on a tenant callback.

Do you repair or recommend replacement?

We diagnose first and tell you which is cheaper. A failed relay or fan motor is worth repairing; a compressor failure in an old unit usually is not, and we will say so before you spend.

Can you handle several units in one visit?

Yes. Batch several work orders into one dispatch and we will work through them in sequence, which is the cheapest way to clear a turnover punch list.

Do you service common-area and staff-room units too?

Yes, building staff refrigerators, ice machines, and common-area freezers are covered by the same service and the same invoice.

Tell us what stopped working and we'll send a technician. A dispatcher will call you back to confirm an access window.
