Service Details

Yes, we repair bathroom and kitchen exhaust fans, roof-mounted exhaust fans, and the ventilation motors that serve apartment lines. A dead fan is rarely reported as a fan problem: it arrives as a damp-bathroom, mould, or cooking-odour complaint, and the fan is what is actually broken.

The usual faults are a seized or noisy motor, a bearing that has dried out, a damper stuck shut, a duct that was never connected properly, or a roof fan that has stopped turning and taken a whole line of apartments with it. We test airflow rather than just confirming the blade spins.

Ventilation failures generate repeat complaints and moisture damage if they are left, so they are worth catching early. We document which units a shared fan serves and what was repaired, which makes the next complaint on that line much faster to resolve.

What This Service Includes

  • Bathroom, kitchen, in-line and roof-mounted exhaust fans
  • Airflow tested, not just a blade confirmed spinning
  • Seized motors, dried bearings and stuck dampers
  • Shared fans mapped to the units they serve, and documented
  • Roof access and tenant access coordinated with your super

Questions Property Managers Ask First

4

Tenants keep reporting a damp bathroom. Where do we start?

Start with the exhaust fan. A fan that hums but moves no air is the most common cause of recurring damp and mould complaints, and it is an inexpensive repair compared with the remediation.

Do you repair roof-mounted exhaust fans?

Yes. Roof fans usually serve a whole line of apartments, so one failure generates complaints from several units at once. We coordinate roof access with your super.

Can you tell us which apartments a shared fan serves?

We document the units affected as part of the work order. That mapping is the thing most buildings do not have, and it makes every future complaint on that line faster to close.

Is a noisy fan worth a service call?

Yes, noise is usually a dried bearing or a loose blower wheel, and it is cheaper to service at that stage than after the motor seizes and the unit loses ventilation entirely.
