Every Appliance in the Building

In-unit and common-area equipment, from the PTAC in a studio to the roof fan serving a whole line, repaired by one vendor, documented per work order, invoiced per property.

Heat season runs through May 31

Get every PTAC and in-unit heater in your buildings tested, repaired and documented before tenants call 311.

Why NYC Property Teams Keep One Number

Managing appliances across a portfolio is a scheduling and paperwork problem as much as a repair problem. We are set up for both: one vendor across every appliance type, access arranged with building staff, and a documented record for each unit we touch.

  • One vendor for HVAC, refrigeration, cooking, laundry, dishwashing and ventilation

  • Access coordinated with your super or doorman, with a COI on file before the first visit

  • Every repair closed out with the fault found and the parts replaced, per unit

  • Several units or a whole laundry room handled in one scheduled dispatch

  • One invoice per building instead of a separate bill per apartment

  • Diagnosis before quoting, so a small part never becomes an appliance replacement

Serving Manhattan, Brooklyn, Queens & the Bronx

We work across the four boroughs where most of the city's multi-unit residential stock sits, and we can cover a portfolio spread over several of them under one account.

Boroughs served: Upper East Side · Harlem · Midtown · Downtown Brooklyn · Park Slope · Astoria · Long Island City · Riverdale

How a Work Order Runs

  1. Step 1

    Open the work order

Call or send the building, the unit and what stopped working. A dispatcher confirms an access window on that call.

  2. Step 2

    We coordinate access

We schedule with your super, doorman or on-site staff, with a COI on file, so nobody waits at a locked door.

  3. Step 3

    Diagnose, then quote

The technician identifies the actual fault and confirms the price before any work starts, repair or replace, stated plainly.

  4. Step 4

    Closed out and documented

You get the fault found and the parts replaced, per unit, and one invoice for the building at the end of the cycle.

Open a Work Order

Tell us what stopped working and we'll send a technician. A dispatcher will call you back to confirm an access window.

A picture of the appliance, its data plate or the error code is how the technician knows which part to bring. Up to 3 photos.

  • Service call: $145 residential, $299 commercial
  • Usually on site within 24 hours

The service call ($145 residential, $299 commercial) covers the visit and the on-site diagnosis, and is credited toward any repair you approve. Every repair is quoted for your approval before work starts.

Questions Property Managers Ask First

Do you work with property managers and building supervisors specifically?

Yes, that is who this service is built for. We schedule with building staff rather than chasing tenants, document each repair per unit, and invoice per building rather than per apartment.

Can one vendor really cover every appliance in the building?

That is the point of calling us instead of six trades. HVAC and PTAC, refrigeration, ovens and ranges, dishwashers and disposals, laundry, and exhaust ventilation are all in scope on the same work order.

How do you handle building access?

We arrange the window with whoever holds access, super, doorman, or on-site staff, and keep a certificate of insurance on file with the building before the first visit.

Can you handle several units in one visit?

Yes, and it is cheaper for you. Send the list of open work orders or a turnover punch list and we will sequence them into one scheduled dispatch.

Do you tell us when an appliance is not worth repairing?

Always, and before you spend. We diagnose the specific fault first; if the economics favour replacement we say so rather than billing a repair that will not last.

Do you cover after-hours and weekend calls?

Yes. No-heat, no-cooling and active-leak calls carry habitability and damage exposure, so they are handled around the clock rather than queued for the next business day.
