Service Details

Yes, we repair PTAC units, split systems, and central heating and cooling equipment in NYC apartment buildings. Technicians arrive in a scheduled window coordinated with your super, carry common capacitors, blower motors, and control boards, and close most work orders on the first visit so a unit stays habitable and rentable.

In multi-unit stock, most no-heat and no-cool calls trace to a short list of causes: a seized blower or fan motor, a failed run capacitor, a clogged condensate drain flooding a pan, a frozen coil behind a filter nobody changed, or a thermostat that lost its call. We identify the specific fault before quoting, so a cheap capacitor never turns into a unit replacement conversation.

Heat and cooling failures carry habitability exposure, so these calls get priority and we can run several units in one dispatch. Each repair is closed out with the fault found and the parts replaced, which is the record you need for the owner, the board, or a tenant complaint file.

What This Service Includes

  • PTAC, through-wall, split-system and central equipment in one vendor
  • Capacitor, blower motor, control board and thermostat diagnostics
  • Condensate and coil-freeze faults traced to the cause, not just cleared
  • Access scheduled with your super or doorman, COI on file
  • Several units batched into one dispatch, invoiced per building

Questions Property Managers Ask First

4

Do you service PTAC units in occupied apartments?

Yes. PTAC and through-wall units in occupied apartments are routine work for us. We schedule the window with whoever holds access so the technician is not left waiting at the door.

A tenant reports no heat. How fast can you get there?

No-heat calls are prioritised because they carry habitability exposure. Call us with the building and unit and we will give you a dispatch window on that call rather than a callback.

Can you tell us whether a PTAC is worth repairing?

Yes, and we will say so plainly. A capacitor, motor, or control board is worth repairing. A failed compressor in an end-of-life chassis usually is not, and we will tell you that before you spend on it.

Do you handle the whole building's units on a schedule?

Yes. Batching units into one scheduled visit is the cheapest way to work through a seasonal punch list or a set of open work orders, and it keeps the invoicing to one line per building.
