Your building maintenance partner for every appliance

You get one vendor for every appliance in the building, access arranged with your super instead of the tenant, a documented record of the fault and parts for each unit we touch, and a single invoice per property. That is the whole arrangement, and it is what makes a portfolio manageable.

How does a work order start?

Call the number on this page with the building, the unit and a line about what stopped working, and a dispatcher confirms an access window on that call rather than promising a callback. If it is easier, send it through the form or the request page and we will come back to you.

If you use reference numbers, give us yours when you open the work order and it travels on everything we send back, the confirmation, the close-out, and the invoice line. That is usually what makes our paperwork line up with your system without anyone re-keying it.

How do you handle building access?

We schedule with whoever actually holds access, which is almost never the tenant. That means your super, the doorman, or on-site staff, confirmed in advance so a technician is not standing at a locked door billing you for the privilege.

  • Certificate of insurance on file with the building before the first visit
  • Window confirmed with the super or doorman, not left to a tenant callback
  • Service elevator and loading requirements noted on the work order
  • Roof and mechanical-room access arranged ahead of the visit where needed

What happens when a unit is in turnover?

Tell us the lease date when you open the work order. A unit that cannot be leased because the range does not light is a different kind of urgent than a noisy fan, and we schedule against your date rather than our queue.

For a punch list, send the whole list at once. Several appliances in one apartment, or a run of apartments in one building, get sequenced into a single dispatch, which is both faster to clear and cheaper than four separate visits.

How is the work documented?

Every visit closes out with what was actually wrong and what was done about it, per unit. This is the part most buildings are missing, and it is what you need when an owner, a board, or a tenant asks why the same apartment has been serviced twice.

  • The fault found, not just the complaint reported
  • Parts replaced, so a repeat failure is traceable
  • Which units a shared fan, riser or roof unit serves
  • A repair-or-replace recommendation where the economics are close

How does billing work across several buildings?

We invoice per building, not per apartment, so a month of scattered work orders arrives as one statement per property rather than thirty small bills to code individually. A portfolio spread across several boroughs can sit under one account.

Pricing is confirmed before work starts on each work order. We would rather have the conversation at diagnosis than send you an invoice that needs explaining.

Which areas do you cover?

We work across the four boroughs holding most of the city's multi-unit residential stock. A portfolio split between them is normal for us and does not need a separate vendor per borough.

  • Manhattan
  • Brooklyn
  • Queens
  • The Bronx

Questions Property Managers Ask First

6

How fast can you get someone on site?

Call with the building and unit and you get a dispatch window on that call, not a callback. No-heat, no-cooling and active-leak calls are prioritised because they carry habitability and damage exposure.

Do you work after hours and on weekends?

Yes. Appliance failures that affect habitability or risk water damage do not keep office hours, so those calls are handled around the clock rather than queued for the next business day.

Can you cover several buildings under one account?

Yes. A portfolio across Manhattan, Brooklyn, Queens and the Bronx can run under one account, with work orders tracked per building and invoiced per property.

How do you source parts for older equipment?

Common parts for the equipment found in rental stock ride on the truck, which is why most work orders close on the first visit. For an older or unusual unit we identify the part at diagnosis and tell you the lead time before you commit.

What are your billing terms?

We invoice per building rather than per apartment, and the price for each work order is confirmed before work begins. Tell us how your accounts payable process needs the statement broken out and we will match it.

Do you replace appliances as well as repair them?

Our work is repair. When a unit is genuinely not worth repairing we tell you that at diagnosis, with the reason, so you can make the replacement decision with real information instead of a guess.
